Living in Lehi, Utah: Neighborhoods, Commutes and Homes

I live in Lehi, so I'll give it to you straight. Museums, gardens, a flour mill that has been here since 1906, and a mountain full of trails. Also more orange cones than any one city should own. This is the short version: where the neighborhoods are, how people get around, and what to check before you buy.

Neighborhoods

Lehi isn't one place.

It's a handful of very different places that happen to share a zip code or two. Which part you pick matters more than the city name on the listing.

  • 01Thanksgiving Point areaThe museum and garden campus, the Lehi FrontRunner train station and the office parks around them. The train, gardens and offices are close. So is event traffic when the corn maze and holiday lights are running.
  • 02Traverse MountainUp on the mountain. The city says the Hidden Canyon Trailhead gets you to more than 28 miles of trails. If you want to walk out your door onto a trail, look here. If you hate hills in January, drive it in January first.
  • 03Holbrook FarmsHome to Holbrook Farms Park on North Drexler Drive: a playground, a walking path, six pickleball courts, and a pavilion the city calls Food Truck Alley. Yes, that's the real name.
  • 04Old Town and Main StreetHistoric Lehi, where Lehi Roller Mills still sits on East Main Street. You may know the mill from Footloose. With any older home, budget for a careful inspection.
  • 05West Lehi and 2100 NorthWhere most of the road building is happening right now: the newest stretch of Mountain View Corridor and the 2100 North freeway under construction. Read the next section before you buy out here.

My rule: the newer the neighborhood, the more you need to know about what's planned next door. Ask before you fall for the model home.

Getting around

The commute decides where you should live.

How long will yours be? I won't guess a number, because it depends on your side of town, your office and when you leave. Drive it at rush hour, both ways, on a weekday, before you write an offer. Tuesday around 5:15 tells you more than any listing.

  • I-15 and Timpanogos Highway (SR 92)I-15 runs right through town. The SR 92 interchange is how you reach Thanksgiving Point and the train station.
  • Mountain View CorridorIn December 2025, UDOT opened a four mile stretch between 2100 North and Porter Rockwell Boulevard.
  • 2100 North freewayUDOT started building this 2.8 mile link between I-15 and Mountain View Corridor in March 2026, expected to run through late 2028. UDOT estimates it will save east west commuters about 12 minutes each way at rush hour once it's done. Until then, expect construction.
  • Pioneer Crossing (SR 145)UDOT is adding Flex Lanes and said in March 2026 it expected the work to finish in 2026. Check the current status before you count on it.
  • FrontRunner trainThe Lehi station is at 3101 N. Ashton Blvd. Trains run north toward Salt Lake and Ogden and south toward Provo. The fare is $2.50 plus 60 cents for each extra station (UTA, September 2026). There is no TRAX light rail in Lehi. The TRAX Blue Line ends in Draper.

Schools

School districts change in 2027.

Lehi's public schools are part of Alpine School District today. On July 1, 2027, they move to the new Aspen Peaks School District, created when voters passed Proposition 11 in November 2024. Aspen Peaks has started a boundary study, so school assignments could change.

What to do: check your exact address with the district, not a listing or an online map, before you buy.

Thanksgiving Point

Seven venues on two campuses, including Mountain America Museum of Ancient Life, Butterfly Biosphere, Museum of Natural Curiosity and the 50 acre Ashton Gardens.

Lehi Roller Mills

Making flour and baking mixes since 1906, with a store at 833 East Main Street.

Trails

The Murdock Canal Trail (5.15 miles in Lehi), the Lehi section of the Jordan River Parkway (9.16 miles), and the Traverse Mountain trail system.

Parks

Holbrook Farms Park, Eagle Summit Park and Shadow Ridge Park are a few of many on the city's parks pages.

Is there TRAX in Lehi?

No. Lehi has FrontRunner commuter rail, with the station in the Thanksgiving Point area. The TRAX Blue Line ends in Draper.

How long is the commute to Silicon Slopes offices?

It depends on which side of I-15 you live on, which office you drive to, and when you leave. Drive the route at rush hour before you make an offer, and try the train from the Lehi station too.

What does a home in Lehi cost?
